CONDITIONS OF HIRE
RENT :- Your deposit of £100.00 (or 25% of the rental price if greater) is required to secure the booking.
The balance of your rental price must be received no later than 28 days prior to commencement of your stay. For Short Breaks a deposit of £50.00 is required. We issue a reminder for the balance via text or email.
Strict policy details
If the guest pays the full balance on time, they can receive:
*a 50% refund of the total cost if they cancel at least eight weeks before check-in.
*a 25% refund of the total cost if they cancel at least four weeks before check-in.
WE STRONGLY ADVISE YOU TO TAKE OUT HOLIDAY INSURANCE TO COVER THIS EVENT.
ARRIVAL/DEPARTURE :- Entry to the holiday home will be at 3.00 p.m. on the arrival date and departure must be no later than 11.00 a.m. on the final day of the letting period. Please do not arrive early as we need time to prepare your holiday cottage.
NUMBER OF GUESTS and PRICING :- The Holiday Cottage is priced for up to a maximum of 4 people staying overnight. Other guests are welcome during the day. Except with the prior written consent of the proprietor, no persons other than those named on the booking form may occupy the holiday home. The proprietors reserve the right to terminate the letting forthwith in the event of breach of this condition.
DAMAGES & BREAKAGES :- The hirer is fully responsible (to the value of a new replacement where appropriate) for any damage to the holiday home or any damage to or loss of any of its contents.
CLEANING :- Guests are expected to leave the holiday cottage clean and tidy when vacating. Guests are expected to report and pay for any damage or breakages during your stay.
SUPERVISION OF CHILDREN :- All children must be supervised by an adult at all times. Children are not to be left unsupervised in the cottage or the garden area. Please take time to familiarise yourselves with the cottage and its unique features.
PERSONAL BELONGINGS :- All property of the hirer is the responsibility of the hirer and the proprietor accepts no responsibility whatsoever in the case of damage to or loss of such property. You are advised to take out your own insurance.
PETS :- The hirer may bring up to 2 pets by prior arrangement (3 if very small pets). Please ensure your pets are flea & parasite free. A pet allergy hoover is provided and would guest please hoover the property before they vacate. The hirer is solely responsible for such animals. The cost of any damage or additional cleaning associated with your pet(s) will be deducted from your refundable £50.00 deposit and any expense in excess of this sum will be recover- able by the proprietor. Pets must not be allowed on the furniture and must not go upstairs at any time. Your refund- able deposit (less any deductions) will be posted to you within 3 days of your departure.
SMOKING :- For the enjoyment of the cottage by all our visitors we operate a NO SMOKING POLICY. Also you or your guests are not to use the property for any illegal or immoral purposes.
NUISANCE :- No musical instrument or sound production equipment is to played or permit to be played on the premises ( inside or out ) between 11.00pm and 7.30am or so as to be audible outside the premises.
Not to do or permit to be done anything which may be a nuisance or annoyance or cause of damage to any neighbouring or adjoining property. This to include damage by the renters own pets.
PURPOSE OF LETTING :- The hirer acknowledges that this agreement is made on the basis that the holiday home is to be occupied by the hirer for a holiday (as referred to in the Housing Act 1988, Schedule 1, Paragraph 9) and the hirer further acknowledges that the tenancy granted by this agreement is not an assured tenancy and that no statutory tenancy will arise on the termination of the letting period. We reserve the right of access to our property at all reasonable times.
This Agreement is made on the basis that the Premises are to be occupied by the Guest for a Holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Guest acknowledges that this Agreement is not an assured tenancy and that no periodic tenancy will arise on the determination of the letting period.
